Over the last few years, condo development projects have spiked in the Niagara Region. Demand for residential condominium development is a result of a combination of factors including an increase in people moving from the GTA, as well as a move toward high density infill in Niagara. Due to this demand developers have found, and keep searching for investment opportunities in the area.
Moving west along the QEW from Toronto, Grimsby already has a number of developments along the shores of Lake Ontario. Waterfront is and always will be a huge draw for developers and buyers alike, but often difficult to acquire for various reasons. A number of site plan applications are in the works in Port Dalhousie and could change the nature of its shores as well.
Quite apart from waterfront, developers are also seeking out restoration projects and developments that serve all demographics. Two excellent examples are the St. James Lofts in Merritton and the Wellness Suites in Niagara Falls. The St. James Lofts project will see the redevelopment of a heritage church, with unique floor plans featuring original architectural pieces. The Wellness Suites, on the other hand, will be a unique combination of luxury condominiums and medical research centre.
Projects such as the St. James Lofts and Wellness Suites provide a sneak peek into what could be in the Niagara Region. Ingenuity and foresight regarding re-imagining heritage buildings and embracing the aging population are needed to meet the demands of Niagara’s growing population.
